This website is operated by Madison Heng, a salesperson registered with the Council for Estate Agencies (CEA Registration No. R059523G), of Huttons Asia Pte Ltd (Estate Agent Licence No. L3008899K).

This is an independent property marketing website operated by Madison Heng, a CEA-registered salesperson (Reg. No. R059523G) with Huttons Asia Pte Ltd (Licence No. L3008899K). It is not the official developer website, and it is not operated by or on behalf of the developer.

2. What information is collected

Information you give directly

  • Your full name.
  • Your Singapore WhatsApp / mobile number.
  • Your email address, if you choose to provide one.
  • What you are interested in, and your preferred unit type, if you indicate one.
  • Any message you write in the enquiry form.
  • Your consent choices, and the date and time they were recorded.

Information collected automatically

  • Marketing attribution parameters present in the address you arrived on — utm_source, utm_medium, utm_campaign, utm_term, utm_content, gclid, gbraid and wbraid.
  • The page you submitted from, and the referring website, if any.
  • Your browser user-agent string.
  • A one-way, salted and truncated hash of your IP address, used to limit automated submissions. The full IP address is not stored with your enquiry.
  • Aggregate usage measurement, where you have consented — see section 7.

You are not asked for, and should not send, your NRIC or FIN number, financial account details, or any other sensitive information through this website.

3. Why it is collected, and on what basis

Personal data submitted through this site is used to:

  • Respond to your enquiry by WhatsApp, phone or email.
  • Send you the information you asked for — price list, floorplans or brochure.
  • Arrange and confirm a showflat appointment.
  • Discuss unit selection, pricing and the suitability of the project for your situation.
  • Where required, register your interest with the developer or its appointed marketing agency in connection with a viewing or a purchase.
  • Keep records required of an estate agency salesperson under CEA requirements.

The consent you give at the point of submission is what permits contact. The exact wording is:

4. Optional marketing communications

A separate, optional and unticked checkbox asks whether you would also like information about other Singapore property launches and market updates. Its wording is:

I would also like to receive information about other Singapore property launches and relevant property market updates. I understand that I may withdraw my consent.

This consent is entirely separate from your enquiry consent. Declining it has no effect on the handling of your enquiry. You may withdraw it at any time — see section 11.

5. How you will be contacted

Contact is normally made by WhatsApp on the number you provide, since that is what the form asks for. Phone or email may be used instead if WhatsApp does not reach you, for the same enquiry only. Tell me at any point which you prefer and that is what will be used.

6. Cookies

Essential storage is used to remember your consent choice so you are not asked repeatedly. It is stored in your own browser and is not transmitted anywhere.

Analytics and advertising cookies are only set after you accept them in the notice shown on the site. Declining leaves the site fully functional. You can clear cookies and site data at any time through your browser settings, which also clears the stored consent choice.

7. Analytics and advertising technologies

This site is built to support the following, subject to your consent:

  • Google Analytics 4 — aggregate measurement of how the site is used.
  • Google Ads conversion measurement — to understand which advertising leads to enquiries.
  • Google Tag Manager — to manage the above.

Google Consent Mode v2 is implemented. Advertising and analytics storage default to denied and are upgraded only if you accept. Personal details such as your name, phone number or email address are never sent into analytics event parameters, page paths or URLs.

Enhanced conversions are not implemented on this site. If that changes, this policy will be updated first.

8. Who your information is shared with

  • Huttons Asia Pte Ltd — as the estate agency through which Madison Heng is registered, for record-keeping and compliance purposes.
  • The developer or its appointed marketing agency — only where necessary to register a viewing, an expression of interest or a purchase, and only with your knowledge.
  • Service providers — the website host, the form-delivery service and, where configured, a customer-relationship system. These act on instructions and are not permitted to use your data for their own purposes.
  • Where required by law — including to a regulator, a court or a law-enforcement agency.

Your personal data is not sold, rented or traded.

Some service providers may process data outside Singapore. Where that is the case, the intent is to use providers offering a standard of protection comparable to that required under the Personal Data Protection Act 2012.

9. How long it is kept

Enquiry records are kept for as long as needed for the purpose they were collected for, and for any period required by law or by CEA record-keeping requirements. Where you have not proceeded and have not given marketing consent, records are reviewed periodically and deleted once they no longer serve a purpose.

10. Security

The site is served over HTTPS. Enquiries are transmitted to the configured destination over an encrypted connection, and credentials for those destinations are held as server-side environment variables, never in the pages you receive.

No method of transmission or storage is completely secure, and no absolute guarantee of security can be given.

11. Your choices — access, correction and withdrawal

You may at any time:

  • Ask what personal data is held about you and how it has been used.
  • Ask for it to be corrected.
  • Withdraw your consent to being contacted about your enquiry.
  • Withdraw your consent to marketing communications, separately.
  • Ask for your data to be deleted, where there is no legal reason to keep it.

Send the request to hengmadison.estate@gmail.com or 9856 7776. A response will be given as soon as reasonably possible. Withdrawing consent stops future contact; it does not undo anything already done lawfully while consent was in place.

12. Third-party links

This site links to external resources such as the CEA Public Register, Google Maps and the developer’s brochure. Those destinations have their own privacy practices, which are not controlled by the operator of this site.

13. Children

This website is intended for adults considering a property purchase. Personal data is not knowingly collected from anyone under 18.

14. Changes to this policy

This policy may be updated. The date at the top of this page shows when it was last changed. Material changes to how personal data is used will be reflected here before they take effect.
